How do I finance a buy to let investment?
There are numerous ways depending on your personal circumstances ranging from raising money on your existing property to specialist finance on the property to be let. We can recommend experienced independent brokers who can provide impartial advice to secure the best deal.
Is any residential property suitable for letting?
No, for example there are sometimes restrictions imposed in the deeds, which prevent letting or certain kinds of letting. This is much more common in flats than houses. We will be able to advise you about any such restriction as soon as we have received the contract.
Can you advise me about the practical aspects of letting out the property?
We can advise you on the legal requirements and many of our clients ask us to draw up the tenancy agreement. We cannot advise on the market rent but have contact with several experienced letting agencies.
Can you advise me about the tax implications?
There will be both income and capital tax liabilities to consider, we can give you expert advice in these areas.
How can I decide a fair rent for the property?
We can recommend a specialist letting agent who will advise a market rent.
Are there any regulations I should know about before I let out the property?
Yes, both we and the recommended agents can advise you on this. There are, for example, legal requirements relating to gas and electricity installations.
I already own a property. Do I need to tell the lender that I intend to let out the property?
Yes, your mortgage deed will normally require the lender's consent. Some lenders will increase your interest rate and it may be worth considering a re-mortgage with a specialist lender. We can advise on this.
