I wish to let out my property; do I need my mortgage lender's consent?

Almost certainly; you should check with them initially in any case, and with your insurers. Many lenders increase the interest rate and it may be worthwhile considering a re-mortgage. We can recommend suitable independent financial advisors for this.

How do I find out if there are any restrictions against letting in my deeds?

We would need to check your deeds and advise you accordingly. There are often restrictions, particularly with flats.

Are there are regulations about letting out property that I should know about?

Do I need a tenancy agreement even if I am letting the property out to a friend?

Yes, always.

What is the shortest period I can let my property out for?

Technically 3 months. However you cannot recover possession legally for 6 months if the tenant complies with the tenancy obligation and refuses to go.
